Proposal to purchase existing Ray Petty hangar at Gastonia

Jim Curles works in commercial property management and sales and was invited to give input.

Ray’s initial suggestion is that he would like to obtain what he has invested (=~ $70,000). A full appraisal would cost ~$1,000 to 2,500. An ‘Opinion of Value’ would cost ~$500.

If RP hangar is purchased our investment would basically depreciate to zero at the time the lease ends in about 4 years, since the building reverts to Gastonia at that time. Gastonia would negotiate with the occupant to renew the lease but may only offer 1 year terms. The hangar is a little smaller than the proposed new hangar and does not have extra meeting or workshop space. There are no bathroom facilities.

After discussion, it was agreed that the purchase of the RP hangar was not a good idea and that we should advise Ray accordingly. Sam Stewart will contact Ray.

New hangar project status

Wally Overton is working to complete the drawing package for submittal to contractors for bids. Wally’s work is due to complete during w/o 1.9.06.

Sam Stewart summarised discussions with Gary Witt confirming the details of the agreement on terms for the loan for the hangar.

2006 schedule outline dates to be confirmed

Brainstorm list

The brainstorm list of items generated last year was prioritised. Topics in order of popularity were as follows :-

  1. Conduct safety briefings at dinner meetings.
  2. Conduct skills workshops.
  3. Conduct ground schools with CFI speakers. (It was noted that this may be a sensitive topic since there are several night school or similar courses on offer and we probably do not wish to be perceived as competing with these.)
  4. Provide mentor contacts for new members.
  5. Coordinate with other local chapters for bigger events.
  6. Compile membership skills inventory.

Meetings and Speakers

Suggested that we invite CFI’s to give talks on general subjects. Possible candidates are Bill Wilson, Larry Morris, Bob Bitell.

Split of work between Treasurer and Asst Treasurer

To be advised by Sam Stewart.

Ravi Thakkar , ‘show and tell’ O-235  engine project

Ravi Thakkar is starting an RV-9 project and has bought an APU O-235 engine which will require strip and rebuild. He has suggested that this work could be informative and educational and has offered to let members participate. He has room for a limited number of participants and plans to start at end Jan. He is going to ask Neal Stewart if he would be willing to act as mentor for the project.

Dinner meeting

The January dinner meeting will be at the Open Kitchen on 1.16.06. The Pres. will be out of town. Sam Stewart will run the meeting.
