Notes from a meeting held on 9.7.05 at Gastonia Airport

 

Those present: Ronnie Brown, Wally Overton, David Borders, Don Sink, Howard Cochran, John Wigney

 

Agenda topics were :

 

Strat O Span (SOS) Sales Manager, Mark Stratman, had been contacted before the meeting by John Wigney. SOS explained that the escalation referred to in the March quote would be about 2-3%. Hangar would be fabricated and shipped from Gettysburg, PA. Not much escalation on freight costs of $1,470 was expected. 

 

Review of Strat O Span (SOS) hangar quote. Recommended options and changes are as follows:

 

1.      Building is to be finished with a 2 hour fire wall on the right hand wall and a 1 hour fire wall between the hangar and the lean-to space. These walls are to be by the owner.

2.      Deduct metal skin for internal wall between lean-to and main hangar. This 1 hour fire wall is assumed at present to be 2 layers of 5/8” Type X sheetrock.

3.      Choice of roof type skylights or windows awaits discussion with SOS regarding possible use of skylight panels. Noted that skylights are a potential weak point and maintenance problem. Discussion on windows in walls highlighted possible security problem.

4.      Provide metal, insulated garage type door, 8’ wide x 7’ high, in rear wall of hangar. Tracks are to be aligned vertically as far as possible to minimize intrusion into hangar space. Spring design is to be sized accordingly

5.      Provide 3 x 3ft-0in wide regular steel doors for access/egress. See drawing 309-01/A-1.

6.      Provide 2 x 1 hour fire rated double doors, 6ft wide, with closers. 1 door is between hangar and multi-purpose room and 1 door is between hangar and tool room.

7.      Noted that  corner height of main hangar is 13 ft and corner height of lean-to is 9 ft The roof slope from the hangar to the lean-to is continuous with no step.

8.      Provide for 48” exhaust fan with shutter on rear wall.

9.      Provide optional 25 year warranty baked enamel walls and roof. (Existing quote provides 15 year warranty.)

10.  Provide downspouts and gutters.

11.  SOS will be asked for the name of their recommended erection contractor. We have a recommendation for Eaglewood & Son of Triangle NC who are at present working on hangars at Lincoln County. Tony Mariana who lives at Lake Norman Airpark was suggested as a possible by Howard Cochran.

12.  Wally raised an issue regarding framing provisions for the 45 ft wide x 12 ft high HiFold door. Wally will clarify with Mark Stratman at SOS. (A question was also raised to determine if the HiFold door included automatic door latches. It has been found that the quote on the door does not include this option and it will be requested.)

13.  Provide metal skin and trim materials to cover the main door.

14.  SOS will be asked for details of the hangar fabrication contractor in Gettysburg, PA with a view to a possible visit.

15.  SOS will be asked for references of completed post and beam projects in the area.

16.  Concern was raised by Wally Overton regarding the durability of dry wall when there is the possibility of rain water entering the hangar. Unless the detailed design of the exterior wall floor joint and the base of the dry wall can satisfy this concern, masonry wall may have to be considered. In our discussions with Edifice Inc., this was indicated to be much more expensive because of the probable need for footers. This issue will be reviewed with SOS.

17.  Howard Cochran will contact Archie Harris to obtain budget estimate on masonry fire walls.

 

Budget review, contractors & permit application

 

The budget now awaits new quotations from SOS and from HiFold Doors with the changes and options listed above. When this information is agreed, we will obtain engineering drawings from SOS which will allow us to obtain proposals from contractors. After selection of the contractor, the permit application will be prepared and submitted by the contractor.

 

It was noted that the budget inadvertently included a line item for insulation which was already included in the original base quote. This error in our favor may offset the cost of the fire wall requirements.

 

Howard Cochran now has a copy of the hangar layout drawing and will draft a proposal for the layout of lighting, power outlets, etc. The main panel will be sized at 200 amps. Budget allowance for this electrical work is $3,500.00.
